Know all men by these presents that I SAMUEL HOY of Hempfield Township Westmoreland
County and State of Pennsylvania for and in value of the consideration hereinafter
named and to me delivered by FRANCIS KEARNS of Allegheny County , 

Have granted , bargained sold , released , enfeoffed and confirmed to the said
Francis Kearns his heirs and assigns forever . All that his the said Samuel Hoy
right title , Interest , claim and Demand to TWO HUNDRED ACRES of land Situate on
Cunninghams District on the waters of Big Connoque - ssing[sic[] lying North & West
of the Rivers Ohio , Allegheny and Connawango Creek . ALLEGHENY COUNTY and State
aforesaid , with all its Rights , members appurtenances , profity and
Advantagesthereunto belonging or any ways appertaining - 

To have and to hold all and singular the premises above mentioned , and every part
and parcel thereof with the appurtenances to the said FRANCIS KEARNS his heirs and
assigns forever . And to the only proper use and behoof of him the said Francis
Kearns his Heirs and assigns forever 
. Which TWO HUNDRED ACRES of Land his held by Articles and purchase from ROBERT
MORRIS of Philadelphia Gent - man & bounded by lands of JACOB RUDOLPH on the South
JANE KEARNS or GIBSON on the East WILLIAM ELLIOTT on the North and FRANCIS KEARNS on
the West - 

And the said FRANCIS KEARNS for and in consideration and payment in full for the
above mentioned premises , have by these presents granted , bargained sold , aliened
, released , and confirmed to the said SAMUEL HOY his heirs and assigns forever ,
all his the said Kearns's right , Title , Interest , Claim and Demand to EIGHTY
ACRES of land be the same more or less bounded by lands of WILLIAM MCCONNELL on the
East JOHN HILL on the North . HENRY HALL on the West and JOHN YOUNG on the South
situate in HEMPFIELD TOWNSHIP Westmoreland County and State aforesaid , which EIGHTY
ACRES of land is in full pay and satisfaction for the above mentioned TWO HUNDRED
ACRES of Land . 

In Witness whereof he the said Samuel Hoy hath set to his hand and seal the 15th
August 1797 Saml Hoy Westmoreland County ss . 
Signed sealed and delivered in presence of:
JOHN HAMILTON BARNABAS KERNS

Westmoreland County.  Personally came before me one of the Justices of the peace in
and for the County aforesaid Samuel Hoy and acknowledged the within  Instrument of
writing to be his act and Deed . Given under my hand and seal the 23d day of June
1801 . John Hamilton  Allegheny County ss . 

On the 26th day of June Anno Domini 1802 personally , appeared before me Henry Evans
one of the Commonwealths Justices of the Peace for said County . BARNABAS KEARNS and
being duly sworn as the Law directs deposeth and saith that he is a subscribing
witness to the within Article and that it the said Article is a Just and true
contract , and that John Hamilton a witness to the within Article , is a subscribing
witness as well as said Deponent Sworn to and subscribed before me and may be

Additional Comments:
This is a trade of land from Samuel Hoy living Hempfield Township Westmoreland
County was formed in 1729. Franklin Twp came from it. Frances Kearns was living in
Allegheny County (west of Westmoreland). Samuel's daughter, Elizabeth married
Frances Kerns/Kearns (no marriage date available) but we're not sure if this is the
same Frances Kerns. Barabas Kearns who witnessed married Samuel's Daughter,
Mary...don't know date of marriage or if Barnabas and Frances were related.
