This Indenture Made the first day of October in the year of our Lord one
thousand nine hundred and two, Between Jonathan Phillips, Executor of
Adam Rouzer, deceased, Richard Anderson and Mary Emma Anderson his wife
of East Pittsburgh, Allegheny County, Pennsylvania, George W. Thompson
Pittsburgh (unmarried) W. F. K. Thompson Pittsburgh (unmarried) Eleanor
S. Thompson (single) Pittsburgh, Sarah Alace Thompson (single)
Pittsburgh and Harry M. Thompson and Edward Thompson minor children by
thier Guardian The Safe Deposit and Trust Company of Pittsburgh, all of
the county of Allegheny and State of Pennsylvania, parties of the first
part and John R. Thompson of Moon Township, County and State aforesaid,
parties of the seond part: Witnesseth, That the said parties of the
first part, for and in consideration of the sum of Three Thousand
($3000.00) Dollars, lawful money of the United States of America, unto
them well and truly paid by the said party of the second part, at or
before the sealing and delivery of these presents, the receipt whereof
is hereby acknowledged, have granted bargained, sold, aliened,
enfeoffed, released, conveyed and confirmed, and by these presents do
grant, bargain, sell, alien, enfeoff, release, convey and confirm unto
the said party of the second part, his heirs and assigns, forever. All
that certain tract of land situate in Moon Township, Allegheny County,
State of Pennsylvania, bounded and described as follows, to wit:
Beginning at a stone on the Beaver road, thence north twenty nine and
one forth degrees east one hundred five and one tenth perches (N. 29
1/4 E. 105.1P) to a stone; thence north 78 1/2 E seventy-five and one
half (75 1/2) perches to a white oak; thence south 48 1/2 east
thirty-four and eight tenths (34.8) perches to a white oak; thence north
18 east twenty-three and four tenths (23.4) perches to a stone; thence
north 70 west sixty and nine tenths (60.9) perches to a stone formerly
an ironwood; thence north 23 east ninety-nine (99) perches to a stone
formerly a Black Oak; thence South 60 west one hundred (100) perches to
a stone; thence south 47 west sixty seven (67) perches to a Dogwood,
thence south 65 west sixty-six and four tenths (66.4) perches to a
White Oak; thence South 74 west forty six and five tenths (46.5)
perches to a stone; thence South 50 1/4 east seventy-eight (78) perches
to a stone; and thence South 50 1/2 east fifty and four tenths (50.4)
perchesto the place of beginning. Containing one hundred and seven
acres, two roods and fifteen perches strict measure. Being the same
which Phillip Rouzer by his last will and testaoments of record in the
Registers Office of Allegheny County, Pa., in Will Book, vol. 8 page 20,
devised to Adam Rouser for life and at his death to the children of
Phillip Rouser, Jr. and to the children of Alexander Rouser, share and
share alike, the said Alice Thompson, decedent above named being one of
the two children of the said Phillip Rouser, Jr., and being the same
farm which Adam Rouzer by his last will and testament duly probated and
registered in Will Book Volume 49 page 520 wherein and whereby he
devised said farm to Jonbathan Phillips his Execuytor to be by him sold
and this deed is joined in by said Executor and the said Thompsons to
adjust and quiet the title in the purchaser John R. Thompson. Together
with all and singular, the improvements, ways, waters, water-courses,
rights, liberties, privileges, hereditaments and appurtenances
whatsoever thereunto belonging, or an anywise appertaining and the
reversions and remainders, rents, issues and profits thereof; and all
the estate, ritht title, interest, property, claim and demand whatsoever
of the said parties of the first part, in lw, equity, or otherwise
howsoever, of, in, and to the same and every part thereof. To Have and
To Hold the said described land the hereditaments and premises hereby
granted, or mentioned, and intended so to be, with the appurtenances,
unto the said party of the second part, his heirs and assigns, to and
for the only proper use and behoof of the said party of the second part,
his heirs and assigns, Forever. And Jonathan Phillips, Mary Emma
Anderson, George W. Thompson, Wm F. K. Thompson, Helen S Thompson, sarah
Alice Thompson & The Safe Deposit & Trust Co., Guardian of Harry M. &
Edward Thompson the said parties of the first part, for themselves,
their heirs, executors and administrators, do by these presents
covenant, grant and agree to and with the said party of the second part,
his heirs and assigns, that they the said parties of the first part,
their heirs, all and singular the hereditaments and premises herein
above described and granted, or mentioned, and intended so to be, with
the appurtenances, unto the said party of the second, his heirs and
assigns, against them the said parties of the first part, and their
heirs , and against all and every other person or persons whomsoever,
lawfully claiming or to claim the same or any part thereof, by through
from or under them or any of them, shall and will Warrant and Forever
Defend..
In Witness Whereof The said parties of the first part have to these
presents set their hand and seal dated the day and year first above
written.
