JOSEPH  PORTER et un 
TO
John Groves
 

DEED	 Westmoreland County Pennsylvania               July 11, 1863

	This Indenture made the Eleventh day of  July in the year of our Lord 
one  thousand eight hundred and Sixty three (1863) Between Joseph Porter and 
Nancy Anne his wife of the Township of Franklin in the County of Westmoreland 
and state of Pennsylvania  of the first part and John Groves of the Township 
County and State aforesaid of the second part Witnesseth, That the said 
parties of the first part for and in consideration of the sum of Twenty five 
hundred dollars (2500) lawful money of the United States of America unto them 
well and truly paid by the said party of the second part at or before the 
sealing and delivery of these presents the receipt whereof is hereby 
acknowledged have granted bargained sold aliened enfeoffed released conveyed 
and confirmed and by these presents do grant bargain sell align enfeoff 
release convey and confirm unto the said party of the second part his heirs 
and assigns All those certain lots of ground, situate in the village of 
Murrysville in the Township County and State aforesaid being lots No Forty 
two, forty four, and forty six (42&44 &46)  in the plan of said Town and 
bounded on the North by other lands of said Porter conveyed by this deed to 
the said Groves and on the South by the diamond on the east by James Irwins 
heirs and on the West by Josiah Harvey on which are erected a large frame 
house occupied as a hotel. Together with other out houses. Also another lot or 
piece of land adjoining the above described lots on the North, except so much 
thereof as was Conveyed by deed from George Keck Sr. and wife and George Keck 
Jr. and wife to James J. Harvey And except also so much There of as was 
conveyed by deed from the said Joseph Porter and wife to Wiliam Taylor and 
described as follows. A wit beginning at a post on the north corner of a lot 
owned by James Irwin heirs North Eight eight degrees west Twenty one and Seven 
south perches to a post Thence North one and one half degrees West twenty 
eight perches to a post thence South Eighty eight degree East twenty three 
perched to a post thence South two degrees East Twenty eight perches to the 
place of beginning. Containing three acres and forty eight perches strict 
measure. Also another lot or piece of land immediately adjoining the last 
described piece on the North beginning at a post on the road leading to North 
Washing thence along said  road North eleven degrees East eighteen and nine 
tenth perches to a  post thence by lands of John Murry South Seventy seven 
degrees East twenty perches to a  post thence South two degrees West fifteen 
and five tenth perches to a post thence North eight eight degrees West twenty 
three perches to the place of beginning containing two acres and forty five 
perches strict measure Together with all and singular the building 
improvements ways waters, water-courses, rights, liberties, privileges,  
hereditaments and appurtenances whatsoever there unto belonging or in anywise 
appertaining, and the reversions and remainders, rents issues and profits 
thereof; and all the estate right , title, interest property claim and demand 
whatsoever of the said parties of the first part in law, equity or otherwise 
howsoever of in and to the same and every part thereof . To have and to hold 
the said premises hereby granted except so much of the same as was conveyed by 
George Keck Sr. and George Keck Jr. to James T. Harvey and except also so much 
of the same as was conveyed by Joseph Porter to William Taylor hereditaments 
and presents hereby granted or mentioned and intended so to be with the 
appurtenances unto the said party of the second part his heirs and assigns 
forever. And Joseph Porter Nancy Ann his wife the said parties of the first 
part their heirs executors and administrators do by these presents covenant 
grant and agree to and with the said parties of the second part his heirs and 
assigns that they the said parties of the first part their  heirs all and 
singular the hereditaments and premises herin above described and granted or 
mentioned and intended so to be with the appurtenances unto the said party of 
the second part his heirs and assigns against them the said parties of the 
first  part and their heirs and assigned all and every other  person or 
persons, whomsoever lawfully claiming or to claim the same or any part of , 
shall and will Warrant and forever Defend In Witness Where of, The said 
parties of the first part have to their presents set their hand and seal.

Received the day of the date of the above Indenture of the above named John 
Groves the sum of Twenty five hundred Dollars (2500) lawful money of the 
United States being the consideration money above mentioned in full

On the Eleventh day of July A.D. 1868 Before me a Justice of the Peace in and 
for said County personally came the above named Joseph Porter and Nancy Anne 
his wife and acknowledged the above indenture to be their act and deed and 
desired that the same might be recorded as such. She the said Nancy being of 
full age and by me examined separate and apart from her said husband and the 
contents of the said Indenture being first made fully known to her declared 
that she did of her own free will and accord sign and seal and and as her 
voluntary act and deed deliver the same without any coercion or compulsion of 
her said husband. Witness my hand and seal the day and year of 
aforesaid            J.M. Laird  J.P.
