1927 Deed  Thomas R. Hill to F.D. Hill

North Carolina
Lenoir County.
    THIS DEED,  Made this 2nd day of February, 1927, by Thomas R. Hill, 
(unmarried) of Lenoir County State of North Carolina, party of the first part, 
to F.D. Hill of Lenoir County, State of North Carolina, party of the second 
part:
    WITNESSTH, That said party of the first part, in consideration of TEN 
($10.00) DOLLARS, and other valuable considerations, to him paid by the party 
of the second part the receipt of which is hereby acknowledged, have bargained 
and sold, and by these presents does grant, bargain, sell and convey to said 
party reserving a life estate during the natural life of Thomas R. Hill, of 
the second part his heirs and assigns, a certain tract or parcel of land 
located in Institute Township, Lenoir County, N.C. and more particularly 
described as follows:
Bounded on the north by the lands of Milton Creech's estate, on the east by 
Milton Creech and Albert Foyls land, on the south by Milton Creech's estate 
land and on the west by lot number two in the division of the John D. Hill 
land, now F.D. Hill land, described as follows:

Beginning at a stake in the Wheat Swamp Church yard near a site where a guide 
post formerly stood and runs with Creech's line S 31  E 114 poles to a stake; 
thence N 82  W 126 poles and 17 links to a stake; thence due N 80 poles with 
the line of lot number two in the division of the John D. Hill land, now the 
F.D. Hill land; thence with the public road S 81  E 5  poles, south 75  E 
14 poles; thence S 82 E 6 poles, thence N 86  E 12 poles; thence N 82  E 19 
poles; thence N 76 E 9 poles to the beginning, containing 50 acres, being the 
same tract of land described in deed dated Jan. 7th, 1902, and recorded in 
Book 26, page 760, of Lenoir County Registry.

Reserving a life estate in the above described tract of land during the 
natural life of the said Thomas R. Hill.

TO HAVE AND TO HOLD the aforesaid tract or parcel of land, and all privileges 
and appurtenances thereto belonging, to the said party of the second part, his 
heirs and assigns, to his only use and behoof forever subject to life estate 
reserved for Thomas R. Hill.

    And the said party of the first part, for himself and his heirs, executors 
and administrators, covenant with said party of the second part his heirs and 
assigns, that he is seized of said premises in fee and has right to convey in 
fee simple;  that the same are free and clear from all encumbrances, except 
one deed of trust to the Chickamauga Trust Company, Trustee, for the 
Prudential Insurance Company of America, as of record in Lenoir County 
Registry, and that he does hereby forever warrant and will forever defend the 
said title to the same against the claims of all persons whomsoever.
    IN TESTIMONY WHEREOF, the said party of the first part has hereunto set 
his hand and seal, the day and year first above written.

(unmarried),  personally appeared before me this day and acknowledged the due 
execution of the annexed Deed of Conveyance.
