Mortgage Deed
James E. DUPREE to Wm. C. DUPREE

This Indenture made this 10th day of March in the year of our Lord One 
Thousand Eight Hundred and Ninety two between J. E. DUPREE and of the County 
of Lenoir and State of NC of the first part and W. C. DUPREE of the County of 
Lenoir and State of North Carolina of the second part. Witnesseth, That the 
said party of the first part for and in consideration of the sum of One 
Hundred & Fifty Dollars in hand paid by the said party of the second part the 
receipt whereof is hereby acknowledged, has bargained and sold, conveyed and 
confirmed, and by these presents does bargain, sell, convey and confirm unto 
the said party of the second part his heirs and assigns forever all the 
following described piece or parcel of land lying and being in the Town of 
Kinston and known and designated as follows, viz: On the South side of Caswell 
Street adjoining the lands of Lizzie JACKSON and Hannah QUINN being 82 feet 
front on Caswell Street and runs 210 feet back South. The same being the House 
& Lot purchased by the said J. E. DUPREE from C.C. KING & wife Susan A. KING. 
To have and to hold the same together with all the hereditaments and 
appurtenances thereunto in anywise appertaining to him the said W.C. DUPREE 
his heirs and assigns forever. And the said J.E. DUPREE party of the first 
pard does covenant with the said party of the second part his heirs and 
assigns as follows: First that the party of the first part is the owner and 
lawfully seized of said premises. Second that he has good right to convey the 
same. Third, That the same are free from all incumbrances whatever same and 
except a mortgage to Susan A. KING for $300. And Fourth, That the party of the 
second part his heirs and assigns shall quietly enjoy and possess the same, 
and that he will warrant and defend the title to the same against all lawful 
claims. Provided nevertheless, that if the said party of the first part his 
heirs, executors and administrators, shall will and truly pay or cause to be 
paid to the said W. C. DUPREE party of the second part his heirs, executors, 
administrators or assigns the sum of One Hundred & Fifty Dollars according to 
the condition of a certain bond of even date herewith payable on the 15th day 
of Jan. 1898. Then this deed to be null and void; otherwise to be in full 
force and effect But if default shall be made in the payment of either of the 
said sum of money, or the interest or any part thereof at the time herein 
before specified for the payment thereof the said part of the first part in 
such case does hereby authorize and fully empower the said party of the second 
part his heirs, executors, administrators and assigns to sell the said hereby 
granted premises at public outcry at the Court House door in Lenoir County 
after first advertising the same for 30 days at the Court House door of said 
County & three other public places in said County and convey 
fee simple, and out of the moneys arising from such sale to retain the 
principal and interest which shall then be due on the said bond, together with 
all cost and charges and pay the surplus if any, to the said party of the 
first part his heirs, executors, administrators or assigns. In testimony 
whereof the said party of the first part has hereunto set hi hand and seal the 
day and year first above written.

The execution of the foregoing instrument was this day proven before me by the 
oath and examination of S. H. ABBOTT the subscribing witness thereto. Let the 
same with this certificate be registered. This 30th day of March 1892.
